The client often views a building project as a single set of drawings that is handed over to the builders. However, it is a sequence of stages, each involving different specialists who are responsible for their own deliverables. Both the timetable and the number of alterations required on site depend on how this chain is organised.<\/p>\n

Whether it is a residential, commercial or industrial building, the principle is the same; the only differences are the scale and the number of specialist disciplines involved. That is why design of fire safety buildings<\/u><\/a> should be viewed as a sequence of stages rather than as a one-off service.<\/p>\n

Stages of building design: from the brief to the working drawings<\/h2>\n

It all begins with the design brief and the initial data on the site, the client\u2019s requirements and the constraints. Next, the \u00abDesign\u00bb phase is developed, during which the building\u2019s volume, structural elements and engineering systems are defined, followed by the working drawings containing installation details. For complex projects, preliminary design work is also carried out<\/strong>, so that you can compare the options in advance.<\/p>\n

The amount of rework required later on depends on the initial data. These include a topographical survey of the site, engineering-geological investigations, town planning conditions and restrictions, as well as technical specifications for connection to the electricity, water and gas networks. If the soil turns out to be weaker than anticipated, the type of foundation will need to be changed, and with it, the cost estimate.<\/p>\n

What sections does the project consist of?<\/h2>\n

The \u00abProject\u00bb stage comprises sections covering various disciplines, including the following:<\/p>\n

  • Architectural and structural solutions determine the shape of the building, its load-bearing framework and the materials used, on which safety and cost depend.<\/li>\n
  • Building services encompass heating, ventilation, water supply and electricity supply \u2013 in other words, everything that makes a building fit for purpose.<\/li>\n
  • Fire safety encompasses evacuation routes and fire protection.<\/li>\n
  • Energy efficiency indicates how much heat a building will lose and helps in choosing insulation and building services.<\/li>\n
  • The cost estimate documents set out the scope and cost of the work, and the client uses them as a basis for planning their budget.<\/li>\n<\/ul>\n

    Who is responsible for developing the project?<\/h2>\n

    Project development requires coordination, as the architect, structural engineer and other engineers are all working on the same project. This is ensured by the lead architect (LA) and the lead engineer (LE), who are responsible for ensuring consistency between the different disciplines. Without such coordination, each discipline may be correct in its own right, but together they will not fit together. A BIM digital model helps to identify clashes before construction begins, such as a pipe passing through a beam.<\/p>\n

    Approval and expert review<\/h2>\n

    The finalised design is subject to approval and, for some structures, to a state expert assessment. Whether such an assessment is required depends on the facility\u2019s consequence class (CC1, CC2 or CC3). Current legislation determines whether an assessment is mandatory for a specific structure.<\/p>\n

    Changes during construction and the architect\u2019s supervision<\/h2>\n

    During construction, it often becomes apparent that some decisions need to be revised due to different materials or site-specific conditions. Such changes must be agreed with the project designer and should not be decided on the spot.<\/p>\n

    Design supervision enables verification that the work carried out complies with the design specifications. A specialist from the design firm checks the reinforcement drawings, cross-sectional dimensions and diagrams of the building services systems against the drawings, and records any deviations in a logbook. Whether such supervision is included in the scope of works is determined by the design contract.
